The hot water for all 16 units is supplied from a &quot;central commercial gas-fired, 120 gallon, high-output, quick-recovery water heater with circulating pump.&quot;  A 120 gallon tank sounds unbelievably small for a building with 16 bathrooms, washers, dishwashers, and other hot water needs.  Am I misunderstanding how hot <a href="http://www.thewaterheaterreview.com/">water heaters</a> work, or would it be accurate to say that when everyone gets up in the morning to take their showers, most of them will be cold within about 3 minutes?<br />
Asking the residents would be a good idea, except it is a new building, no units have been sold yet.

It is approximately 2,800 sq. feet (basement square footage&#8211;approx.500 sq. ft.&#8211;included), has four bedrooms, a recently remodeled kitchen with marble countertops, cherry cabinets and top-of-the-line stainless steel appliances. The washer and dryer are <a href="http://www.thewaterheaterreview.com/bosch-tankless-water-heaters.html">Bosch</a> Nexxt 500 series. There is central air and oil baseboard heating; there are 2 1/2 bathrooms. The MBR has a huge walk-in closet. The main floor is all hardwood; the upper floor has four carpeted bedrooms. The basement is a finished, walk-out basement with a closeted-off storage area in the rear where the equipment (oil tanks, water heater etc.) is housed. The inspection went very well. The septic tank and distribution boxes are brand new, as is the paved driveway. The school district and neighborhood are fantastic, and the house is a five-minute drive from the interstate and seven minutes from town. The house is 12 years old. What would you pay?

			<content:encoded><![CDATA[<p></p><p>We currently have a standard 60 gallon water heater.  It is a long run to the bathrooms, so we have a hot water recirculating pump.  But my wife likes to take baths in our large tub, and often there is not enough hot water for her to be comfortable &#8211; sometimes there&#8217;s plenty, sometimes hardly any.</p>
<p>Our water heater is about 15 years old, but seems to be operating fine.</p>
<p>Which of these options or upgrades do you recommend, or do you have another suggestion?</p>
<p>1.  Turn off the recirculating pump and just live with the long wait for hot water at the business end of the house (seems that wastes a lot of water).</p>
<p>2.  Buy a water heater with a larger tank (maybe 90 gallons?)</p>
<p>3.  Replace the water heater with an on-demand water heater for the whole house</p>
<p>4.  Keep the w/h with the tank but add an in-line, on demand heater just before the two distant bathrooms</p>
<p>5.  Add a supplemental water heater with a small tank just before the two distant bathrooms</p>
<p>Those are the options I thought of, maybe there are others.  Also, what should I do with the recirculating system in each of these scenarios?</p>
<p>I&#8217;d like to get unbiased opinions from the good folks here first.  I know local water heater sellers could make suggestions, but I know they&#8217;d only recommend whatever products they personally sell, which may or may not be the best solution for me.</p>
